Russian Hill condo changes hands again

The condo at 2063 Larkin in Russian Hill caught my eye because it just changed hands for the third time in a bit less than 6 years.

It appears to be unchanged, so as the popular blog Socketsite refers to them, this is an “apple” (comparing apples to apples). This can be useful in getting an idea of how a particular market is performing. In this case this is a 2 Bedroom condo in Russian Hill. A middle unit in a 3-unit building, with parking.

In 2006 it sold for $970,000
At the end of 2010 it sold for $950,000
It just sold 3 days ago for $1,001,000 and per the remarks there were 6 offers.

So this condo’s sale seems to confirm that Russian Hill (and other equally desirable nearby neighborhoods like the Marina, Cow Hollow and Pacific Heights) is pretty hot right now.
